A pre-acquisition drain survey is a detailed CCTV inspection and asset assessment carried out before the purchase of a commercial property or development site. The survey covers the private drainage network and lateral connections, identifies defects against the WRc Manual of Sewer Condition Classification and produces a written report alongside CAD plans where appropriate. In Greater London the survey is particularly valuable for sites with extensive private sewerage, large basements, mixed use schemes and properties with possible adoption implications under Sewers for Adoption with Thames Water. Findings inform purchase negotiation, dilapidations discussions, capital expenditure planning and any future Building Regulations Part H submissions for redevelopment. Engineers carry out the survey to BS EN 13508-2 and provide the output as part of a wider technical due diligence package commissioned by the purchaser's professional team.
