Edwardian semi-detached

Semi-detached house from 1901 to 1910, typically with separate rainwater and improved layout.

An Edwardian semi-detached house is a paired property built between 1901 and 1910, often featuring bay windows, generous bedrooms and good-sized rear gardens. Edwardian semis are common in North London suburbs such as Muswell Hill, East Finchley and parts of Walthamstow. Drainage characteristics typically include a soil stack on the side elevation away from the party wall, separate rainwater downpipes to gullies, and improved gradient design compared with Victorian-era properties. Many were originally laid with salt-glazed clay pipes that remain in service today. Common issues include root ingress at joints, blockages from kitchen extension additions and surface water flooding from undersized rainwater systems during heavy storms. Conservation Area designation in parts of Crouch End, Muswell Hill and Hampstead may affect external works. Shared boundary drainage is sometimes encountered between paired properties.
