Septic tank emptying is the periodic removal of accumulated sludge and surface scum from a septic tank to maintain its treatment performance. Most domestic tanks require emptying annually, although frequency depends on household size, tank capacity and the design of the tank. The work is carried out by a registered waste carrier with a vacuum tanker, who must dispose of the waste at a permitted facility and provide a waste transfer note. In England and Wales, septic tanks discharging to the ground must meet the General Binding Rules issued by the Environment Agency, which require regular emptying as part of normal maintenance. Owners should keep records as evidence of compliance and to support property sales, where buyers may request three to five years of emptying records.
