A Thames Water records search retrieves the sewerage undertaker's mapped records of public sewers, adopted lateral drains and rising mains in the vicinity of a property or site across Greater London. The search shows pipes that have been adopted under the Water Industry Act 1991 and earlier section 104 agreements, helping designers, conveyancers and engineers understand who is responsible for each section of drainage. The output is usually provided as a plan extract with annotations showing pipe diameters, materials and depths where known. In conjunction with a council drainage records request and a CCTV survey to BS EN 13508-2, the search supports informed decisions about new connections, repairs, adoption applications under Sewers for Adoption and party wall matters. The work is normally arranged via Thames Water's property searches service.
