Mews property

Converted stable or coach house behind main street, with limited rear drainage access.

A mews property is a dwelling created from converted stables or coach houses behind grander main streets, typically in central London. Across Westminster, Camden and Kensington, mews streets are common, with examples in Belgravia, Marylebone and parts of Hampstead. Drainage characteristics depend on the conversion era, but typically include retrofitted bathroom and kitchen drainage connecting to original brick or clay drains running beneath the cobbled mews street. Common issues include unmapped historical drains, difficulty accessing rear drainage where modern street parking blocks manhole covers, and shared drains with neighbouring mews properties. Many mews are within Conservation Areas or Listed Building designations, restricting external pipework changes. CCTV surveys are particularly valuable for understanding the complex drainage of a mews conversion, and any works should consider Listed Building Consent and Conservation Area Article 4 directions.
