Listed building (Grade I, II*, II)

Building protected under the Planning (Listed Buildings) Act, with restricted drainage works.

A listed building is a property formally protected under the Planning (Listed Buildings and Conservation Areas) Act 1990 for its historical or architectural significance, classified as Grade I, Grade II* or Grade II. North London has notable concentrations in Westminster, Camden (Bloomsbury, Fitzrovia, Hampstead) and parts of Islington and Highgate. Drainage characteristics often include historic brick or stoneware sewers, cast iron soil stacks on listed elevations and unmapped legacy connections beneath protected fabric. Common issues include difficulty obtaining Listed Building Consent for external pipework replacement, restrictions on excavation near foundations and the need to match original materials such as cast iron and salt-glazed clay. Drain relining is often favoured because it avoids disturbing the listed building fabric. Engaging a conservation-experienced engineer and obtaining consent before works is essential to avoid prosecution.
