A new build property is a dwelling constructed after 2010, typically built to current Building Regulations including Part H for drainage and Part L for energy efficiency. Across Greater London, new build developments are common in regeneration areas such as King's Cross (Camden), Stratford and Tottenham Hale (Haringey). Drainage characteristics include separate foul and surface water systems, polypropylene or PVC-U pipework laid to controlled gradients, attenuation tanks or other Sustainable Drainage Systems (SuDS), and adoption arrangements with Thames Water under section 104 agreements. Common issues despite the modern construction can include incomplete adoption paperwork, ponding from poorly graded driveways and silt-laden run-off blocking SuDS components during the early years. Council adoption requirements for surface water drainage have tightened in recent years and may delay handover until SuDS perform to specification.
