Property built by or for the owner, with custom drainage design and individual approvals.

A self-build property is a dwelling commissioned and project-managed by the owner, with bespoke design and individual Building Control approvals throughout construction. Across Greater London, self-build remains less common than in other regions, but Custom Build plots have emerged in parts of Enfield, Barnet and outer Harrow. Drainage characteristics depend entirely on the design brief but typically include separate foul and surface water systems, modern PVC-U pipework, and SuDS components such as attenuation crates where the local authority requires them. Common issues during build include uncoordinated trades cutting through drainage runs, missing rodding access, and connections to the public sewer requiring a section 106 agreement with Thames Water. Owners should retain as-built drawings, CCTV records and Building Control completion certificates as evidence for future maintenance and insurance purposes.
