A pre-tenancy drain survey is a CCTV inspection carried out at the beginning of a tenancy, recording the condition of the drainage system before the new occupant takes possession. The findings are documented with footage and a written report graded against the WRc Manual of Sewer Condition Classification. Landlords and managing agents in London use this survey to baseline drain condition in higher value properties, houses in multiple occupation and student lets, where disputes about responsibility for blockages and damage are common. The survey can sit alongside a standard inventory and supports fair handling of any later issues. Engineers carry out the work to BS EN 13508-2 and industry practice. The same report can also assist with planned maintenance scheduling and inform any future end-of-tenancy comparison.
