Insurance dilapidation survey

Survey assessing drainage condition to support a dilapidations or insurance schedule.

An insurance dilapidation survey assesses the condition of drainage on a leased or insured property and contributes to a wider dilapidations schedule or insurance report. The drainage element typically includes a CCTV inspection to BS EN 13508-2, a drain mapping exercise and assessment of chambers, gullies and SuDS components, with defects graded against the WRc Manual of Sewer Condition Classification. In Greater London the survey is widely used for commercial premises, retail units and managed residential blocks, where landlords, tenants and insurers need a clear and defensible baseline of drainage condition. The output supports negotiations on dilapidations claims at lease end, agreement of repair scope and ongoing maintenance budgets. The work is carried out by qualified engineers in accordance with industry practice and recognised drainage standards including BS EN 752.
