A manhole condition survey assesses the structural and functional condition of drainage manholes, inspection chambers and access points. The survey covers cover and frame condition, benching, channel integrity, step irons or ladders, depth, ventilation, security and any signs of leakage, infiltration or root intrusion. Engineers grade defects against the WRc Manual of Sewer Condition Classification, supported where appropriate by a CCTV inspection of connected pipework to BS EN 13508-2. In Greater London the survey is widely used on adopted networks managed by Thames Water under Sewers for Adoption, large private estates and commercial sites. The output supports planned maintenance, replacement of broken covers and frames, refurbishment of benching and repair of defective channels in accordance with BS EN 1610 and Building Regulations Part H, and forms part of broader drainage asset management.
